What is Professional Staging?

HSR certified professionals specialize in design and have been highly trained in the art of home staging.  A professional home stager has the resources to transform a home into a product and highlight its assets while downplaying its flaws. Home sellers cannot view their home this objectively, and many Realtors do not have the time or training to provide this service.

What are the costs?

Our $200 starter service gets you a detailed checklist on how to stage every room, complete with photo examples. You will receive a live staging demonstration to show you how things should look. If you need more hands on staging, try our $400 package, where we roll up our sleeves and tackle the main rooms to beautify your home! Our ultimate full home makeover is $700, which more than pays for itself when your home sells for 10% higher or more!

If the housing market is good, why do I need to stage?

Why can't I just stage my own home?

Home sellers usually have a hard time successfully staging their own home. Why? Because our homes are like our children, and we don’t always see their flaws. We’ve gotten used to the looks and feel, and it can even be emotionally difficult to change things! If you can’t view something objectively, then you are unable to market and package it effectively. On top of this, home sellers don't "stage" homes everyday for a living. That’s why HSR Certified professionals are your key to the greatest return on your home investment.

Most buyers are unable to visualize a home to it's fullest potential if it is poorly staged or vacant. The exception are flippers or investors and will likely hammer you for a low price. CONSULTATION & STAGING REPORT

In this intensive and fun two-hour consultation, we will be using a detailed Staging Report/Checklist to write down everything that needs to be done to fetch the best price possible on your sale!

  • We start with a phone interview, so I can research your buyer demographic and prepare for our scheduled consultation

  • Using a photo-filled & highly detailed staging checklist we walk through the home and discuss optimal, BIG return-on-investment staging strategies that are designed to have maximum emotional impact on your potential buyers

  • The detailed report also includes my essential "Open House Checklist" and "Closet Organization Checklist"

(This service includes up to two hours in the home with any additional hours reverting to a $75 hourly rate)

POWER STAGING & MINI-MAKEOVER

1/2 day occupied Home Staging using the customers furniture and inventory.

  • We will make HUGE transformations using what you already have to make the most of each space!

  • I will bring in gorgeous staging accessories to give you a visual shopping list, and produce higher impact photos for your listing

  • We will work for up to 4 hours in the home, as well as photograph the transformations as we go!

Home must be prepped and cleaned prior to stager arriving

Do you have a larger home (over 2000 square feet) that could use more than a few hours of work?  No problem! Our ultimate power package includes all the magic of the previous price tiers. 1 full day (7 hours) of occupied home staging using the customers furniture and accessories.

  • Get the most bang for your buck by hiring 417 Staging & Redesign to spend a full day of hard work recreating your home to perfection!

  • By the end of our day together, you will have a beautiful photo set of your newly designed living space and a to-do list of staging accesseries and selling tactics to help you get the biggest return you can on your home investment!

WARNING! Not all vacant home staging is equal!

Not every home stager has the furnishings and accessories to consistently create that "model home" look and feel for your space. Make sure to check the stager's portfolio, and never select purely based on the lowest price point, because you'll get what you pay for! And when it comes to selling your home, a small increase in design costs can yield a high percentage bonus to the your sale's bottom line!
